Taman Denai Puchong is a recently established development of residential and commercial titles located in, as its name suggests, Puchong, Selangor. Completed in 2015, the township offers simple and elegant terrace homes under the residential phase while the commercial component is made up of modern shop offices.

The terrace homes are spacious, with a built-up area of 3,600 sf spanning 3 storeys. The Taman Denai Puchong homes have a courtyard, which allows natural light into the homes as well as promote better air ventilation. The courtyard can serve multiple functions, be it a yoga deck, a miniature garden with a fish pond, an al fresco dining space or even place a jacuzzi to unwind in… the possibilities and use of the space is endless. The homes offer 5+1 bedrooms and 6 bathrooms, where there are 2 master bedrooms and 3 different family spaces. The main living space is on the ground floor while the first and second floors also have a family space on each.

The commercial units are 3 storeys in height, with the ground floors more purposed for retail use while the upper floors are for office use. The total built-up space of a single, 3-storey unit is 4,600 sf. There are 2 washrooms on each floor, with a wide open layout to enable flexible use of the spaces.

There are only 71 units of the leasehold terraces and 23 units of the commercial lots at Taman Denai Puchong, making it a considerably low-density development. The residential and commercial titles were launched at prices beginning from RM1,150,000 for the homes, and RM2,250,000 for the shop offices. These rates are rather high, given their leasehold tenure status. Subsale prices of units in the neighbourhood have since reduced, with some units asking for a least of RM1,060,000. Rental is relatively high, at monthly rates of about RM2,300 but is common for properties in the Puchong locale.

To add, Taman Denai Puchong is neither gated nor guarded and does not offer any facilities such as a clubhouse or public garden to residents. With that, some home buyers may not feel that the homes are worth their high prices. However, the location of the development may pose a main attracting feature for those looking for convenient living while the commercial lots show good potential, mainly due to the large population catchment of the area.

Amenities within reach of Taman Denai Puchong include The USJ 19 City Mall, Kompleks Puchong Perdana, Sky Park @ OneCity, Main Place Mall, The Cube, IOI Mall and Setiawalk near Bandar Puteri Puchong. There is also a Jaya Grocer and Giant hypermarket nearby. Educational institutions in the vicinities are also abundant, such as international schools like the Rafflesia International School, and Taylor’s International School Puchong, primary schools namely SJK (C) Han Ming, SJK (C) Ladang Harcroft, and SJK (C) Sin Ming, national schools like SMK Pusat Bandar Puchong 1, SMK Puchong Utama 1, and SMK Bandar Puchong Jaya, among others.

Accessibility is a stronghold for properties in Puchong, Taman Denai Puchong is also no exception. Situated just off the Lebuhraya Damansara-Puchong (LDP), the township is within easy access to Bandar Puteri Puchong, Sunway and Petaling Jaya. Other major roadways within proximity also include the Kuala Lumpur-Seremban Highway, the New Pantai Expressway (NPE), Lebuhraya Shah Alam (KESAS), the Kajang Dispersal Link Expressway (SILK) and the South Klang Valley Expressway (SKVE), where it will take about 30 minutes to the KL city centre as well as the Kuala Lumpur International Airport (KLIA) and about 15 minutes to Petaling Jaya. There is also an LRT station about 2km away, namely LRT Taman Perindustrian Puchong.
