Taman Cendana Permai is a township developed in Simpang Ampat, Penang. The development is an integrated project comprised of commercial and residential components. Though completed in 2009, the modernly-designed homes and shop offices look like they were just recently built.
The 136 residences of Taman Cendana Permai come in a selection of semi-detacheds and terraces, with the 2-storey terraces being the smallest though very spacious at 1,600 sf. There is also the 2.5-storey type, which is 2,600 sf in built-up space. The semi-detached is the largest at 2,695 sf. Each type of home offers 4 bedrooms and 3 bathrooms, with a porch large enough to fit 2 cars.
Launched at prices beginning from RM278,000, the properties within Taman Cendana Permai has shown great appreciation in value. Units for sale on the market can be found at prices of RM479,000 onwards.
The commercial lots at Taman Cendana Permai are also a popular choice for businesses in the industrial sector, with most of the shop offices being occupied by these companies. There are also several eateries and automotive repair shops.More amenities will require a short drive to the commercial hubs along Jalan Juru, or the AEON BiG Bukit Minyak and AEON Bukit Mertajam.
Though the size of the homes cater to families, amenities, especially schools, are quite some distance from the Taman Cendana Permai development. The nearest schools include SJK (C) True Light and SMK Permai Indah, while more choices can be found in the town of Bukit Tengah and Bukit Mertajam, within 15 minutes’ drive away.
Accessibility wise, Taman Cendana Permai is situated along Jalan Kebun Baru. North of the aforementioned route is an intersection, where continuing straight will then link to Jalan Perusahaan and ultimately the North-South Expressway (NSE). Perpendicular of it is Jalan Juru, which connects to Jalan Bukit Tengah or Route 1. The NSE and Route 1 can both lead to Bukit Mertajam, Seberang Perai and the first Penang bridge (all about 15 minutes) on the north and Batu Kawan as well as the second Penang bridge on the south (roughly 20 minutes).
