Sungai Emas in Batu Ferringhi, Penang is a neighbourhood of terrace, semi-detached and bungalow homes. The double-storey homes appear to have been around for several years but remain rather well taken care of.
The homes within Sungai Emas are sizeable with built-up areas of around 2,200 sf, catering to larger families. Despite their spacious size, the homes can be found on the market for beginning prices of around RM900,000 while rental is on the higher end at about RM2,200 a month.
The non-gated or guarded neighbourhood does not offer any facilities to its residents, which is usual for older developments.
Basic amenities within the vicinities of Sungai Emas are a short drive down Jalan Sungai Emas to Jalan Batu Ferringhi. Along that road, there are amenities such as eateries and convenience stores. Other amenities such as the Tesco Seri Tanjung Pinang hypermarket and Island Plaza in Tanjung Tokong is within 20 minutes’ drive of the neighbourhood while Gurney Drive is a few more minutes from Tanjung Tokong, where shopping malls such as Gurney Plaza and Gurney Paragon as well as a hawker centre can be found.
Jalan Batu Ferringhi is the main road which connects Sungai Emas to Georgetown, with Jalan Tanjung Tokong being the main connection road between the coastal Jalan Batu Ferringhi and the city. Should traffic be smooth, Sungai Emas is about 30 minutes from Georgetown. However, traffic is known to be heavy along the two aforementioned roads, with congestion being worse during weekends and public holidays.
The homes at Sungai Emas are more suited as a holiday getaway given its impractical location far away from the city centre. Those looking to invest in the properties may also face stiff competition from the many other newer developments which have come up along Jalan Batu Ferringhi.
