Livia is a development spearheaded by IJM Land, and is located in the new township of Bandar Rimbayu. The residence will consist 346 units of double-storey link houses, broken into three phases. All phases are slated to be completed by 2020.
The three phases will house 3 types of layouts, Type A, B and C. Type C is the latest to be launched, and its details are yet to be released. Type A, on the other hand, has a built-up of 1,658 sf for its intermediate units, while its corner units are sized at 1,854 sf. Both the corner units have a layout of 3 bedrooms and 3 bathrooms. Type B is larger than Type A, with a built-up of 1,669 sf for its intermediate unit and 1,861 sf for its corner unit. This unit will house 3 bedrooms, 1 utility room, and 3 bathrooms.
There is quite a handful of facilities within Livia, and that will serve as an addition to the other amenities provided within the Bandar Rimbayu township. Most of its facilities are housed in one location, revolving around the central park that greets residents as they enter the residences. The park will also have a jogging track, for tenants to have a stroll or run. A badminton court and basketball court will also be included as part of the facilities. For children, a playground is also within the park, with gazebos for residents to keep themselves shaded from rain and shine.
The residence is located in what is a rather new location, just outside the perimeters of Kota Kemuning. As it reaches its completion, the development will also gt to enjoy nearby amenities, such as The ARC, a social hub in Bandar Rimbayu, and the connecting Rimbayu Club Village. The Oasis International School will also be located within the township, and is estimated to be completed by the end of 2017.
Apart from that, the township of Kota Kemuning will be able to provide residents of Livia various amenities, such as offices, restaurants, service centres, convenience stores and shops. Furthermore, Bandar Bukit Tinggi is also nearby, where AEON Bukit Tinggi can be found, along with a commercial hub that is just across the main road. Bandar Saujana Putra is another developing township close to the development, and is able to provide the same sets of amenities.
Livia is easily accessible via the South Klang Valley Expressway (SKVE) and the ELITE Highway. Other highways that can be used to reach the development include the KESAS Highway and the Damansara-Puchong Highway (LDP).
