Cangkat Delima at Greenlane, Penang is a freehold residential development housing a vast number of terraces that has been built quite a long time ago. The terrace homes come in either single- or double-storey with a car porch that is enough to fit a car or two. Facilities are pretty much non-existent and that is quite normal for landed properties, especially those that have been around for a while. This is a non-gated nor guarded community.
Amenities around the area are sufficient along Jalan Masjid Negeri where you can find all the usual cafes, restaurants, clinics, banks, and many other shop lots. Major hubs like the Batu Lanchang Market, a Tesco Hypermarket, and Bukit Dumbar Park are all within 5 km of Cangkat Delima. Good to note is that Hospital Lam Wah Ee is actually less than 1 km away.
Quite a number of schools are also in the vicinity like SMK Bukit Gambir, SK Bukit Gelugor, SK Minden Height, SMJK Chung Hwa, SMJK Heng Ee, SMK Hamid Khan, SRJKC Jelutong and higher learning institutions like Universiti Sains Malaysia.
Accessibility is great with Cangkat Delima being reachable through Jalan Masjid Negeri, which itself is connected closely to Lebuhraya Gelugor and Lebuhraya Tun Dr Lim Chong Eu. That in turn will either bring you to Georgetown on the north or the first Penang bridge to the south in 20 minutes and that is due to Cangkat Delima being in between those two major locations. Jalan Masjid Negeri can be quite congested during peak hours especially on weekdays. Those wanting public transportation can head over to the many the Rapid Penang bus stops stationed along that very road as well.
Cangkat Delima has seen some weathering and could do with proper maintenance. Nevertheless its key location will great be a boon to those working nearby and it serves as a great investment.
