BP4 is an industrial area located in Bandar Bukit Puchong. The area consists of spacious warehouses and factory units. The units are detached units, with each having a large accompanying land space.
Set in an area saturated with commercial outlets, investors do not need to worry about the accessibility to the area. The area also houses some established names that can help tenants drive customers there, with easy-to-locate landmarks.
Being an industrial area, BP4 lacks facilities, which includes the lack of security. However, security systems can be outsourced individually, which could be handy due to the property's large size. With each unit having a large land space as well, there is no need to worry about the accommodation of parking. The units can be used for various businesses, such as to be made into futsal or badminton courts.
Puchong is a large district, and thanks to that factor, there are various amenities nearby. Looking closely, the industrial area itself can be a source of materials for businesses. It is also a short drive away from Tesco Extra Bukit Puchong, which could be a business prospect, and also a place where tenants can look for necessities.
Townships nearby the area include the likes of Bandar Puchong Utama, where a Hero Mart can be found, other than its commercial hubs, which contain restaurants, mini marts, service centres and banks. Bandar Puteri Puchong is also a short drive away, where similar amenities can be found. IOI Mall and IOI Boulevard, which are located at the Puchong town centre, are also just a stone’s throw away.
BP4 can be easily accessed via the Damansara-Puchong Highway (LDP), which runs along the district. Other areas such as Bukit Jalil, Subang Jaya, Sepang, Cyberjaya and Putrajaya all can be reached via this highway from the industrial lots. Light Rail Transit (LRT) stations that are nearby which can be accessed by tenants are the Puchong Prima and Bandar Puteri stations, and it only takes a short drive to get there and back.
