Bandar Perai Jaya, located in the mainland Penang town of Perai, is a small neighbourhood with mainly commercial properties and complexes consisting of shop offices and shop houses. One of Bandar Perai Jaya's main draws is the Megamall Pinang, the state's largest shopping mall, complete with a massive cinema, ice skating rink, over 200,000 sf in nett space and more than 600 outlets.
The neighbourhood is situated about 4km from the Penang Bridge, and to the west of the North-South Expressway (NSE), close to Exit 162 (Prai). Yet another main road, Jalan Baru, is located to the north of Bandar Perai Jaya, with bus stops located all along the road frequented by Rapid Penang buses 701, 702, 703 and 801, which terminate in places like Bukit Mertajam, Nibong Tebal and Sunway Carnival Mall, Juru.
In fact, Bandar Perai Jaya is developed around an intersection between the trunk road of western Peninsular Malaysia and the NSE, giving the neighbourhood good visibility as well as easy accessibility to (and from) other surrounding areas as well as those passing through Perai from other states in Peninsular Malaysia. Shops in the neighbourhood mainly serve those working and living in the surrounding neighbourhoods and the Perai industrial areas.
