When the groundwork for Amanjaya and Bandar Amanjaya, a 355-acre residential neighbourhood and a 524-acre satellite township, began in the mid-90s, these developments represented an ambitious projection of growth for the town of Sungai Petani – the state of Kedah’s administrative centre. These neighbourhoods, collectively known as Amanjaya, are now integral parts of the built landscape that make Sungai Petani the largest town in the state of Kedah.
Bandar Amanjaya is located approximately 5km north from the centre of Sungai Petani, where Federal Route 1 and the national railway (KTM) cross the town’s namesake river, in a rapidly developing outer ring stretching from Bandar Laguna Merbok and Sungai Lalang in the north, to Bukit Banyan, Darulaman Perdana, and Bandar Puteri Jaya in the east, and south to Bandar Seri Cendana at the town’s limits.
Encompassing destinations such as the Amanjaya Mall and Sports Arena, and strategically located where Sungai Petani’s outer ring roads, Jalan Lencongan Barat and Timur, intersect Federal Route 1 and the North-South Expressway (E1), Bandar Amanjaya is primed to become the recreational centre of Sungai Petani.
Two of Sungai Petani’s most-touted amusement destinations, the Carnivall Waterpark and the Cinta Sayang Golf Resort, are situated closer to the town centre, on the other side of the outer ring road, Jalan Lencongan Timur – across from two of Sungai Petani’s numerous hospitals.
About 8km along Jalan Lencongan Timur, the mature residential neighbourhood of Amanjaya, occasionally referred to as Zon Anggerik Amanjaya, is set farther from interstate roads passing through Sungai Petani and perched against the hilly interior of the state.
The quiet location affords residents with close proximity to the green slopes of neighbouring Ambangan Heights, shops in the adjacent neighbourhood of Taman Batik, and the town’s industrial zone (Kawasan Perindustrian Sungai Petani).
While homes in Amanjaya, largely single-storey terraced houses, are priced from RM115 to RM140 psf, in the neighbourhood of Perdana Heights, in Bandar Amanjaya, a 3,215 sf semi-detached home could be found at sub-sale prices exceeding RM180 psf. In contrast to Amanjaya and Bandar Amanjaya, which make up part of the Sungai Petani’s northern rim, the property prices along the southern rim can be found in excess of RM200 psf.
