Those newly completed development projects (completed in the last few months to 1 year), I think there are a lot of desperate sellers and buyers can find a lot of good deal.
Just to quote some examples:
Setia Alam Suria Rafflesia - purchase at 240K+ now selling at 260K.
Parklane at Jalan Puchong/Old Klang Road - used to sell at 430K, now at 380K.
