Bukit Jalil has witnessed an astonishing pace of development. Now a multitude of buildings has sprung up there from the National Sports Complex, shopping centres and high-rise condominiums. If you’re on the hunt for a home or an investment property, here are some of the top developments in this thriving township. Some of them are a short walk to the highly anticipated Pavilion Bukit Jalil mall, while others are a few minutes’ drive to KL Sports City.


I. The Park 2

We ranked this as our number one property development in Bukit Jalil thanks to its superb location and strong investment potential. It is located just next to Pavilion Bukit Jalil, which is expected to be among Malaysia’s 10 largest malls when it opens by Q3 2020. Travelling to the shopping centre involves a leisurely walk, as there’s an exclusive link bridge; likewise for the 80-acre Bukit Jalil Recreational Park.

Moreover, it’s a potential goldmine as it’s a freehold property. Even if you do not wish to live in it, renting out the units would be a breeze due to its prime location a stroll away from a shopping centre with 1.8 million sf of retail space. Also, maintenance is not an issue as the units are serviced residences, and these are trophy properties that many people aspire to have.

The development consists of two towers with a height of about 52 storeys. The first block has 385 units, while the second one has 324 apartments, for a total of 709 units across 3 configurations. Type A (750 sf) comes with 1+1 bedrooms and 1 bathroom with a powder room. Type B (933 sf) is equipped with 2+1 bedrooms and 2 bathrooms. Type C comprises the dual-key units. These come with 3+1 bedrooms and 4 bathrooms, with built-up areas measuring from 1,570 sf or 1,519 sf.

Expected to be completed by 2021, the project has a gross development value (GDV) of about RM720 million. Developed by Malton Group, the project features several facilities, including an infinity pool and a verdant garden pathway. Residents can also easily ascend to their homes as each floor has two separate elevators. However, be prepared to fork out a hefty amount of money as the units were sold at launch prices of RM690,000 to RM1.35 million, which translates to around RM840 psf.


II. The Park Sky Residence

The Park Sky Residence and The Park 2 are basically part of the same integrated development. While the latter is under Phase III, the former is under the second phase. We deem this as our second top property project in the township as it’s also close to the RM1.1 billion Pavilion Bukit Jalil shopping centre. While it is slightly further than The Park 2, the difference is calculated in mere metres. Both developments also face the lush Bukit Jalil Recreational Park, and each has its own link bridge to the said shopping mall.

One of The Park Sky Residence perks is that it was already completed in 2019. However, the project has 1,098 units, surpassing The Park 2’s 709 units. But the former has a lower number of units per block as it consists of 4 towers with a height of about 40 storeys versus The Park 2’s 52-storey twin towers.

Homebuyers can choose from 6 kinds of layouts. Type A (1,565 sf) comes with 3+1 bedrooms and 3+1 bathrooms. Type B1 (1,103 sf) is equipped with 3 bedrooms and 2 bathrooms. Type B2 (1,044 sf) comes with 3 bedrooms and 2 bathrooms. Type B3 (1,061 sf) is equipped with 3 bedrooms and 2 bathrooms. Type C1 (953 sf) comes with 2 bedrooms and 2 bathrooms. Type C2 (868 sf) comes with 2 bedrooms and 2 bathrooms.

Launch prices started from RM715,000. Also built by Malton, the freehold serviced residence sports an infinity pool, a sky gym, yoga spaces, and a 2-acre water playground.


III. The Como

This freehold condominium made it to our list of the best developments in Bukit Jalil due to its plethora of facilities and excellent location. Apart from being just a quick stroll from Muhibbah LRT Station (300m), it’s also just a 4-minute drive (3km) to Pavilion Bukit Jalil mall. In addition, its developer is offering free shuttle service.

Another thing we love about this residential project is its low density. The single L-shaped block with a height of 38 storeys only contains a total of 320 units. Buyers can choose from around 16 layouts with built-up areas ranging 903 sf to 2,555 sf that caters to different kinds of families.

Singles and small households may opt for Type A (903 sf to 991 sf), which comes with 2 bedrooms and 2 bathrooms. Those who prefer larger units can choose the Type B and Type C. Spanning 1,212 sf, the former is equipped with 2+1 bedrooms and 2 bathrooms, while the latter measuring 1,333 sf features 2+1 bedrooms and 3+1 bathrooms.

For those requiring more space, Types D, E, and F are good choices. These units have sizes spanning from 1,462 sf to 1,748 sf. Each has 3+1 bedrooms and at least 3 bathrooms. The remaining configurations are ideal for multigenerational families. Type G is a duplex condo measuring 2,052 sf with 3+2 bedrooms and 4+1 bathrooms. With sizes of between 2,341 sf to 2,555 sf, Type H are all dual key dwellings that come with at least 4+1 bedrooms and 5+1 bathrooms. Lastly, Type K (2,312 sf) is equipped with 4+2 bedrooms and 4+1 bathrooms.

As mentioned above, this development has a wide array of facilities numbering more than 20, which is significantly greater than the prior two projects. Among the most notable is the sky gym, karaoke room, swimming pool, badminton court, children's playground, a garden on the 20th level, a lawn on the 38th floor, a co-working space and a communal baking centre. Undertaken by Meraki Land (previously called Puchong Kinrara Development), the project is anticipated to be ready by the end of 2021. Prices start from RM700 psf.


IV. The Tropika

This serviced residence faces the Bukit Jalil Recreational Park from the east, while the first two projects on our list front the park from the west. Although it’s slightly farther from the Pavilion Bukit Jalil shopping centre, The Tropika will have a link bridge access to The Link 2 mall and will be much closer to the National Sports Complex (now called KL Sports City). In fact, it’s just a 6-minute drive (2.7km) to the complex. The development also has a commercial component consisting of nine two-storey retail spaces and a large grocery store measuring 23,695 sf.

The freehold project consists of four towers housing a total of 868 units. That’s still a nice density as each block will only have over 200 units. Buyers can select from 4 layouts with sizes ranging from 732 sf to 1,318 sf. Each residence has at least 2 bedrooms and 2 bathrooms up to 3 bedrooms and 3 bathrooms.

While The Como has over 20 facilities, this project has about 68 facilities. Apart from the typical gym and multipurpose hall, the most interesting ones are the boxing ring, fitness trail, putting green, rock climbing wall, and urban farm.

Constructed by Berjaya Land, this development is expected to be completed by February 2023, which is later than the first three mentioned projects. Prices at this project range from RM575,800 to RM1.03 million, which works out to about RM749 to RM837 psf. While this is a significant amount, it’s on par with recent resale deals in the vicinity. It’s also more affordable than those in KL.


V. Bukit Jalil Sentral

While the specifics of this mega project has yet to be announced, we selected it as among our top developments because of its huge value and immense scale. Moreover, two huge companies have teamed up to undertake it, namely Malaysian Resources Corp Bhd (MRCB) and the Employees Provident Fund (EPF).

Compared to the RM1.1 billion Pavilion Bukit Jalil mall, Bukit Jalil Sentral has an estimated GDV of RM21 billion. Overall construction cost is expected to reach RM14.66 billion, while total profit could hit about RM6 billion. The development is also much larger as it encompasses three plots of land totalling 76 acres.

Construction is reported to have started in 2018 and it will be developed over 20 years. Besides serviced apartments, the gargantuan project will comprise malls, hotels, shopoffices and office buildings.
