IOI Properties Group Bhd (“IOIPG”) hosted media representatives and associates to relax and unwind with holistic wellness at GEMS Residences in IOI Resort City, Putrajaya, showcasing the development’s innovative blend of lifestyle living and community-based care.

Located at the heart of the multi-award winning, 788-acre integrated township, GEMS Residences benefits from IOI Resort City’s comprehensive and ever-growing mix of commercial, hospitality, healthcare and recreational amenities. These include the 2.5 million sq ft IOI City Mall, the largest mall in Malaysia, the 125-acre Palm Garden Golf Course, and Daehan Rehabilitation Services medical centre, among others, along with prime connectivity to the SKVE, MEX, SILK, NSE, BSE and LDP expressways, facilitating travel to Putrajaya (10 minutes), Puchong (15 minutes) and Kuala Lumpur (30 minutes).

“As the crown jewel of IOI Resort City, GEMS Residences breaks new ground in many ways for IOI Properties. It is our first partnership with our Japanese counterparts, Mitsubishi Estate Residence, and our first project where we brought together lifestyle residences and wellness services in a single holistic package with our first-ever Wellness Concierge. By showcasing our unique concept to the media, we hope to bring more awareness of how wellness should be part and parcel of life every day. The satisfaction of our customers was apparent in our recent GEMS Residences Buyer Appreciation Gala held on 28 April 2024, where more than 380 owners gathered to celebrate their vacant possession,” said Nicole Lee Chee Yiing, Head of Sales & Marketing and Branding, IOIPG.

Experiential Tour of Recreational & Wellness Facilities

Drawing in members of the media, the showcase took participants on an experiential tour of GEMS Residences, highlighting its ample recreational facilities and Japanese minimalist-inspired aesthetics. In addition, six stations showcased the development’s comprehensive wellness services where participants could enjoy complimentary physiotherapy sessions and vital sign checks, as well as hydrotherapy and outdoor fitness demonstrations and more. The tour concluded with a mouthwatering luncheon, as media members learned more about GEMS Residences’ wellness concept.

“According to research, 15% of Malaysians will be in their golden years by 2030, and while much of the ageing population will be healthy, there will be different needs. We worked with IOIPG to tackle these changing needs, applying lessons learned from Japan’s ageing population to incorporate features such as a Wellness Concierge and wheelchair-friendly geriatric units,” said Soichiro Kanada, Executive Director, Mitsubishi Estate Asia Pte Ltd.

The 9.65-acre GEMS Residences is a freehold condominium development with 676 units in four low-rise blocks up to 16 storeys and four high-rise towers up to 34 storeys. It is built around a central clubhouse with approximately two acres of expansive lifestyle facilities and landscaped areas in a spacious 5th-floor environment deck. Layouts with built-ups from 969 to 1,690 sq ft offer lower entry points for younger purchasers and larger spaces for families, with prices starting from RM650,000.

Aside from standard units, selected homes offer private lift lobbies, a premium feature rarely seen in condominiums of similar price. Units with direct carpark access are also available, with parking bays on the same level just a short walk away, similar to landed homes. GEMS Residences also offers 109 units of wheelchair & geriatric-friendly apartments with design elements for senior living or those with limited mobility.

Homes come partially furnished with kitchen cabinets, wardrobes and water heaters for hassle-free home ownership, with at least two parking bays per unit. GEMS Residences achieved outstanding QLASSIC ratings from CIDB Malaysia of 81% for Phase 1 and 82% for Phase 2, attesting to IOIPG’s excellence in product delivery.

Geriatric-Friendly Units and Resident Nurses On-Premise

GEMS Residences’ geriatric-friendly units come with wheelchair-friendly gentle ramps at the front door and bathroom. The master bathroom opens via a sliding door for accessibility, with panic buttons in the master bedroom and bathroom for emergency help. Washroom grab bars cater to the physically frail, helping the elderly age gracefully with their loved ones.

Amenities at GEMS Residences’ central clubhouse include a gymnasium, function hall, games corner, reading space, exploratory lab, mini-theatre, karaoke room, and dining and tea lounges, encouraging people to get together and get to know each other. The expansive two-acre 5th-floor environment deck also houses an Olympic-size swimming pool, yoga deck, jogging path and more, allowing residents to pursue healthy lifestyles by keeping themselves active. With certified nurses on standby for general health advisory and consultation, the Wellness Concierge at the central clubhouse caters to community-based care. Emergency response services such as first aid assistance are also offered, as well as complimentary vital checks for owners and residents, focusing on early detection. A health passport will be developed and maintained for each resident for continuity of care, while a trained physiotherapist on-premise offers complimentary sessions for residents, as well as services on demand.

Pilot High-Rise Carbon Footprint Study

In addition to its curated wellness components, GEMS Residences showcases IOIPG’s commitment to environmental, social and governance (ESG) principles as the subject of the Group’s first upfront embodied carbon assessment. Conducted by Riverstone Environmental Sdn Bhd following methodologies specified by the UK Royal Institution of Chartered Surveyors and the UK Institution of Structural Engineers, it is one of the first carbon footprint studies for a high-rise building in Malaysia.
