Rent House to College? Good or Bad?

My previous unit is rent to college but registered under the 3rd party sole prop name. rent always late and at the end terminate contract early without return the unit property.

My agent actually advised me to do so... if i am too worried about the tenant's financial standing... post dated cheque...

But with the current buyer/tenant's market, i don't think owners can be too demanding.

we only can do our best to seek and secure good tenant then. 

@Nic. Must actively promote our properties sometimes. We know best of our requirements. If owner need to be low profile, suggest to engage agents instead.
