no . all gated and guarded should be under strata just like condo title
because developer wont surrender the road and drain and other public utilities to local government
As Leong correctly pointed out, the developers do not surrender the internal access to the local authority, so the occupants have to pay services charges to maintain those common facilities like roafs, security guards, cleanliness,.... only strata titles properties are allowed to collect such fees...
in other words, strata title landed property need to pay lots more for security and maintenance compared to typical Gated and Guarded community?
Correct me if mistaken, the strata house owner not able to change the color of the outside wall or extend their kitchen etc.
